Slightly fewer dwellings listed on property market in Q2, 2021, with prices increased

A Thai Real Estate Information Centre’s (REIC) report shows an average of 114,668 second hand dwellings had been listed per month in the second quarter of 2021, along with some 290,000 new properties, a slight contraction compared to the first quarter of this year, but at higher prices.

The data was collected from state financial institutions, the Legal Execution Department and the real estate listing website

According to the REIC, combined pre-owned listings were valued at an average of 818 billion Baht a month in the second quarter. Combined new property listings, meanwhile, were valued at 1.2 trillion Baht.

REIC acting director Vichai Viratkapan said this reflects the housing supply situation and competition was very intense. Developers did not only compete among themselves, but also with minor sellers, he said.

On top of the list of provinces with most real estate sales announcements was Bangkok, followed by Nonthaburi, Pathum Thani, Samut Prakan, Chon Buri, Chiang Mai, Phuket, Prachuap Khiri Khan, Rayong and Surat Thani.

Bangkok properties reportedly held the highest values, followed by Phuket, Chonburi, Nonthaburi, Samut Prakan, and Chiang Mai.

Most of the listings are in the price range of 3-5 million, at average of 21,099 units per month or 18.4%, followed by those within the range of 2-3 million Baht, at 18,057 units per month or 15.7%, and those priced at more than 10 million Baht, at 15.2%.

According to the report, detached houses were the most listed in the second-hand market in Q2, with an average of over 42,000 listings every month. Second on the list were condominiums (38,000), followed by townhouses (28,000), commercial buildings (3,000) and semi-detached houses (1,800).
